I was born and raised in Beaver Dam, and I've been helping buyers and sellers throughout Dodge County and the surrounding areas since 2019. Before real estate, I spent 20 years in marketing and client relations, so communication and building relationships have always been a big part of who I am. I got into real estate when my kids got older and I wanted something that got me out of the house and gave me more human interaction. What started as an interest quickly became a passion after helping my oldest daughter buy her first home. Every one is five stars. Additional written reviews appear on Zillow and Homes.com. ## How She Prices a Home Most sellers want to know what their home is worth. Bridget does not hand over one number and say that is what it has to sell for. She starts with comparable sales in the area, not just current listings, and looks at what similar homes actually sold for, how long they were on the market, how they compare, and what buyers are responding to now. Asking price is a starting point. Closed price is what the market actually paid. She usually gives three pricing options and explains the tradeoffs. Price to move quickly is meant to get more attention early and a faster sale, with less room to negotiate. Price at market is the middle ground the comparable sales support. Price to test the top means starting higher to see if the market will stretch, with the risk of missing the early window when a listing gets the most attention. The first two weeks of a listing are the most important window. That is when the most motivated buyers see it. If a home is priced too high at the start, interest can fade, and a later reduction does not always bring that first attention back. The seller makes the final call. It is their home, their timeline, and their money. ## How Buying Works in Dodge County Under current rules every buyer signs an agreement before seeing homes. I explain both plainly. A pre-agency agreement means I can open the door and point out material issues, but I cannot advise on price or negotiate. My words for it: a friendly door opener. A buyer agency agreement means full representation, so I can advise, negotiate, and act in the buyer's interest. I prefer it because then I can actually help. I tell every buyer that if they want out of an agreement I will let them out, no argument. ## The Towns Beaver Dam is the largest city in Dodge County, with roughly 16,500 residents. It sits on Beaver Dam Lake, about 45 miles northeast of Madison along Highway 151, and about 67 miles from Milwaukee via Interstate 41. Beaver Dam Unified School District serves the city, with Beaver Dam High School, Beaver Dam Middle School, four elementary schools named Jefferson, Lincoln, Prairie View, and Washington, and a virtual academy. Housing includes historic bungalows near the center of town, midcentury ranches, bilevels, century old properties near Front Street, lakefront homes on Beaver Dam Lake, larger lots on the outskirts, and ranch style condominiums. Waupun has roughly 11,200 residents, the second largest community in Dodge County, on the Dodge and Fond du Lac county line. Residents describe it as quiet, family oriented, and tight knit. Waupun Area School District serves about 1,870 students from prekindergarten through grade twelve, with a student to teacher ratio of about fifteen to one. Housing is older two story homes and well kept ranches near the center of town, with newer housing on the edges. It sits near the Horicon Marsh. Beaver Dam is roughly fifteen minutes away and Fond du Lac about twenty five minutes. Mayville has 5,196 residents. It sits along the Rock River and the Horicon Marsh and is often called the gateway to the marsh, about an hour northwest of Milwaukee. Mayville School District serves 944 students across three schools. Mayville High School enrolls just over 500, with a student to teacher ratio of about fifteen to one. Much of the housing was built before World War Two, so the stock leans toward older homes with more architectural character. Demand has outpaced supply and inventory is tight. As of July 2026, the median list price in Mayville was around $297,000, or about $162 per square foot, and homes were selling in a median of about nineteen days. The Main Street Historic District has been on the National Register of Historic Places since 1995. Horicon has 3,767 residents as of the 2020 census. The city sits at the Horicon Marsh and the Horicon National Wildlife Refuge. The School District of Horicon serves 787 students across three schools, with a student to teacher ratio of about fifteen to one. Since a new elementary school was completed in August 2020, the district runs prekindergarten through grade twelve on a single campus. As of July 2026, the average home price in Horicon was around $277,000, up from the year before, with homes selling in about forty two days. Juneau is the county seat of Dodge County and has been since 1846. Wisconsin Highway 26 runs through downtown. Dodgeland School District serves the area. Dodgeland High School enrolls roughly 260 students with a student to teacher ratio of about twelve to one, which is smaller than the county average. St. Johns Lutheran School serves students through grade eight. County government offices, the courthouse, and county services are here. ## Service Area Dodge County primarily. Also parts of Washington, Waukesha, Jefferson, Columbia, and Fond du Lac counties.
