Beaver Dam WI Real Estate Market Oct 2026

By Bridget Horstmann, Bridget Sells WI · October 22, 2026

The numbers for Dodge County came in for the week of October 12 to 18, 2026, and there are a few things worth talking through if you are thinking about buying or selling in Beaver Dam.

Let's start with the price gap, because it is the story of this market right now. The median asking price across Dodge County sat at $365,000, but homes actually sold at a median of $305,000. That is a real difference, and it tells you sellers are still pricing with hope while buyers are negotiating with patience. The average sales price came in at $335,518, and homes sold at about 96.3% of list price on average. So offers are landing close to asking, but not at asking.

Here in the city of Beaver Dam specifically, there are 19 homes on the market right now, 8 of those are already pending, and only 2 new listings came on this week. That is a pretty tight little snapshot. Not a flood of inventory, not a drought either.

One number that jumped out at me was days on market: 13. That is fast. I want to be careful not to read too much into one week, but if you are a seller who has been sitting on the fence, that is an encouraging sign. The first two weeks of any listing are still the most critical. Price it right coming out of the gate and you have a real shot at one of those quick sales.

For buyers, the 61 price cuts across the county are worth paying attention to. That means sellers are adjusting, which opens the door for buyers who are watching and ready. There were also 10 offers that came in under $200,000, which tells me the more affordable end of the market is still active. And 36 listings are sitting long enough to be considered stale, so there is room to negotiate on the right property if your agent knows how to approach it.

I give every seller three pricing options and let them pick. Looking at this week's data, I would be having a very honest conversation about that gap between asking and sold prices. It does not mean you leave money on the table. It means you price strategically so buyers actually show up.

If you are a buyer, cautious is completely fine. I follow your pace, not mine. But when a market is moving at 13 days, being pre-approved and having your agency agreement sorted before you fall in love with a house is just smart.

If any of this raised a question for you, I am happy to talk it through.
