Fresh numbers just came out from the Wisconsin Realtors Association and I want to walk you through what they actually mean before the headlines freak you out. Statewide home sales were down 8.3% in August compared to last year, and affordability is sitting at its lowest point since they started tracking it in 2009, according to the Wisconsin Realtors Association's August 2026 report. I know that sounds rough. But here is the part that does not make the scary headlines. Slower sales mean less competition for buyers, more room to negotiate, and sellers who are actually willing to listen. Here is what my own MLS export says for the City of Beaver Dam for the week of September 21 to 28. Seventeen homes active. Eleven under contract. Five sold, with a median sale price of $310,000. That is one week, not a trend, and I will post it every week so you can watch it move.
