How I Price Your Home, and Why You Make the Final Call

Most sellers want to know, "What is my home worth?" That's where I come in.

I'm not going to hand you a number and tell you that's what your home has to sell for. I'll look at the market, show you the numbers, explain your options, and talk through the pros and cons with you.

Ultimately, you make the final decision. It's your home, your money, and your decision.

Pricing matters. It affects who sees your home, how much interest you get, how long it sits on the market, and what options you have later if we need to make a change. My job is to make sure you understand the market so you can make an informed decision.

What I Look At

I start with comparable sales in your area, not just homes that are currently listed. There's a big difference between what someone is asking for a home and what a buyer actually paid for one.

I look at:

Asking price is a starting point. Closed price is what the market actually paid.

That information gives us something real to work with. Instead of guessing at a price, we can look at what buyers have already proven they're willing to pay.

And from there, we make the plan together.

The Three Pricing Options

I usually give my sellers three pricing options and explain the pros and cons of each. There isn't one right answer for everyone. Your timeline, goals, and comfort level all matter.

Price to move quickly. This approach is designed to get more attention early and hopefully create a faster sale. The tradeoff is that there may be less room to negotiate. If you want more certainty or would rather trade a little potential price for speed, this may be the right option.

Price at market. This is the price the comparable sales support. It's the middle ground and gives buyers a price that makes sense based on what similar homes have actually sold for.

Price to test the top. This means pricing higher to see if the market is willing to stretch. The tradeoff is that you risk missing that important early window when your listing gets the most attention. If it doesn't work, we can always adjust, but I want you to understand what we could be giving up by starting higher.

I'll walk you through all three options and be honest about the good, the bad, and the tradeoffs. I'm not here to tell you what you want to hear. I'm here to give you the information you need to make the decision that's right for you.

Why the Early Window Matters

The first few weeks on the market are important. This is when your home is new, buyers are paying attention, and motivated buyers are actively looking.

If a home is priced too high right out of the gate, buyers may scroll right past it. Agents may see it as overpriced, and interest can start to fade.

A price reduction later can help, but it doesn't always bring that initial attention back. Your home is no longer new, and buyers who already passed on it may not come back.

That's why I put a lot of thought into the initial pricing strategy. I'd rather have an honest conversation about the right price from the beginning than have to chase the market later.

Why You Make the Final Decision

It's your home, your timeline, and your financial situation. I can bring you the comparable sales, explain the different pricing options, and be honest about what each one could mean for your time on the market and your negotiating position.

But I can't make the decision for you because I don't know all the reasons behind your move.

Some sellers need to move quickly. Some have the flexibility to wait. Some care most about maximizing their net proceeds, while others would rather avoid a long, drawn-out listing.

Those are your personal decisions, not mine. My job is to give you the information, explain your options, and make sure you feel confident in the decision you make.

What I Handle So You Don't Have To Stress

There are some things that have to come from you as the seller, like completing documents, working with your lender, and getting your homeowners insurance lined up.

Everything else, I'm here to handle.

I take care of the coordination, follow-up, communication, and all the little details that happen between listing your home and getting to the closing table. There are a lot of moving parts, and my goal is to keep you informed without making you feel buried in the process.

The key is finding the right buyer and making sure your home is positioned correctly from the start. Pricing plays a big part in that, especially during those important first few weeks when your listing is getting the most attention.
